Title: Sealants
Post by: Billjannet on April 18, 2025, 04:22:31 pm
I have a 2023 UnityMB and there is a yellow notice in the owners book "Maintenance Required Sealants should be checked every 6 months. What and where are the sealants they are talking about? What do you use to maintain them. Thanks, Bill

All the caulking seams on the roof needs checking, edge seams, roof penetration seams, etc.
I use Dicor self leveling caulking.

Generally just the roof penetrations, skylight, fan, ladder points, etc.  Around all of those you will find a moat of sealant that covers the edge of the part and its screw heads.  You just want t make sure its not gone missing or very badly cracked.

There are two kinds of sealant that may have been used.  The first is  Amazon.com: Dicor 501LSW-1 HAPS-Free Self-Leveling Lap Sealant for horizontal... (https://www.amazon.com/dp/B000BRF7QE?ref_=ppx_hzsearch_conn_dt_b_fed_asin_title_1) , this can be freshened by just adding some more Dicor over it.

If however its a Silicone based one like Amazon.com: HENG'S Industries 95502 Self-Leveling Silicone | Great for... (https://www.amazon.com/dp/B07L3KSG59/?coliid=I3AKB314FN9MSJ&colid=2T8S9AKZJLNR5&psc=1&ref_=list_c_wl_lv_ov_lig_dp_it) then you would have to completely remove and redo as nothing sticks to Silicone, but its rare for that to ever fail.

You can tell what you have by picking at a small section, the Dicor will lift/tear a bit but the Hengs will not
